Building Manager

About the Role

AtkinsRéalis is seeking a Building Manager to oversee the comprehensive management, maintenance, and operational efficiency of building facilities in Riyadh, Saudi Arabia. This full-time position involves ensuring high service standards across technical operations, soft services, and tenant relations, requiring 5-10 years of relevant experience.

Key Responsibilities

• Oversee daily operation and maintenance of MEP systems, civil, FAS, and FFS (HVAC, electrical, plumbing, fire alarm, BMS, generators, UPS).
• Ensure preventive and corrective maintenance is executed according to approved schedules and standards.
• Monitor building performance and troubleshoot recurring issues to ensure uninterrupted utility services.
• Manage soft services including housekeeping, cleaning, security, reception, landscaping, pest control, waste management, and façade cleaning.
• Conduct routine inspections and audits to maintain cleanliness, safety, and aesthetics, ensuring services meet approved SOPs and hygiene standards.
• Manage FM contractors, service providers, and suppliers, reviewing service reports and verifying work completion.
• Ensure vendors comply with contractual SLAs and KPIs, and coordinate AMC contracts for critical equipment.
• Ensure compliance with HSE policies, civil defense, local authority, and statutory requirements.
• Conduct regular safety inspections and risk assessments, ensuring fire life safety systems are operational and tested.
• Lead emergency response and incident management procedures.
• Act as the primary point of contact for tenants and clients regarding facility issues, handling complaints and service requests professionally.
• Conduct regular building inspections with tenants and stakeholders.
• Maintain asset registers, O&M manuals, logbooks, and drawings.
• Prepare monthly FM reports including KPIs, incidents, and energy consumption, ensuring proper documentation for new assets or upgrades.
• Lead and supervise FM engineers, supervisors, and technicians, conducting performance reviews and training programs.

Experience and Qualifications

Candidates for this role should possess 5-10 years of experience in facility management or a related field, demonstrating a strong understanding of building operations and maintenance.
