About Qiddiya and the Role

Qiddiya is seeking an Executive Director Commercial to lead and oversee all commercial activities related to significant Construction Development within Qiddiya. This full-time senior leadership position is based in Riyadh, Riyadh, and is critical for driving commercial strategy and ensuring the successful delivery of projects that align with Qiddiya's vision and objectives.

Role Overview

The Executive Director Commercial will be responsible for steering commercial operations, contract negotiations, risk management, and stakeholder engagement across large-scale construction development projects. This role involves leading a dynamic commercial team, fostering a high-performance culture focused on delivering value, efficiency, and compliance within the organization.

Key Responsibilities

  • Develop and implement comprehensive commercial strategies that support project and company goals.
  • Lead negotiations and management of contracts, ensuring favorable terms and risk mitigation.
  • Oversee budgeting, forecasting, and financial reporting to optimize project commercial performance.
  • Collaborate closely with project directors, legal teams, and external partners to manage commercial risks and opportunities.
  • Drive continuous improvement in commercial processes and systems to enhance efficiency and transparency.
  • Build and maintain strong relationships with contractors, suppliers, and key stakeholders.
  • Ensure compliance with relevant laws, regulatory requirements, and internal policies.
  • Provide leadership, mentorship, and development opportunities to the commercial team.

Required Qualifications and Experience

  • Bachelor's degree in Business, Construction Management, Quantity Surveying, or a related field. A Master's degree or professional qualifications (*, RICS, MCIOB) are highly desirable.
  • A minimum of 15 years of experience in commercial management within the large-scale construction development sector, with at least 7 years in a senior leadership role.
  • Proven expertise in contract negotiation, commercial strategy development, and risk management.
  • Strong financial acumen with experience managing multi-million dollar project budgets and forecasts.

Essential Skills and Attributes

  • Excellent leadership, communication, and stakeholder management skills.
  • Ability to work effectively in a fast-paced, complex, and multicultural environment.
  • Experience with Middle Eastern construction markets and relevant regulatory environments is preferred.
  • Proficiency in commercial management software and project management tools.
