Facilities Manager

About the Role

Takamul PMC is seeking a Facilities Manager to oversee the comprehensive facility operations of its retail stores. This full-time position is based in Riyadh, Riyadh, Saudi Arabia, and requires a professional with significant experience in facilities management.

Role Purpose

The Facilities Manager will be responsible for the overall management of retail store facilities. This includes overseeing maintenance, security, housekeeping, safety protocols, contractor management, budget administration, and the effective delivery of outsourced FM services across all locations.

Key Responsibilities

• Manage daily facility operations across all retail store locations.
• Oversee various facility services, including maintenance, HVAC, electrical, plumbing, fire & life safety, security, housekeeping, and pest control.
• Manage outsourced service providers for FM, security, housekeeping, and maintenance.
• Develop and monitor vendor KPIs and SLAs, covering service quality, response time, resolution time, PPM completion, manpower, compliance, and customer/store satisfaction.
• Conduct regular vendor performance evaluations, review KPI results, and implement corrective actions for underperformance.
• Verify vendor invoices against actual service delivery and KPI/SLA performance.
• Prepare OPEX/CAPEX budgets, monitor expenses, and identify cost-saving opportunities.
• Prepare Statements of Work (SOWs), Requests for Quotation (RFQs)/Proposals (RFPs), and tender documents for FM services.
• Source, evaluate, negotiate with, and recommend FM companies and service providers.
• Conduct regular facility inspections and ensure timely resolution of identified issues.
• Prepare management reports detailing facility performance, vendor KPIs, costs, incidents, and outstanding issues.
• Ensure compliance with company policies, safety requirements, and applicable Saudi regulations.

Qualifications and Experience

• A minimum of 5-10 years of experience in facilities management.
• Demonstrated ability to manage complex facility operations, including maintenance, security, and outsourced services.
• Strong understanding of budget preparation, cost control, and vendor management.
• Proficiency in developing and monitoring KPIs and SLAs.

Work Environment

This is a full-time position based in Riyadh, Saudi Arabia, requiring on-site management of retail store facilities. The role involves working with a diverse range of internal teams and external service providers to ensure operational excellence.
