Head of Real Estate Advisory (Saudi Nationals Only)

About the Role

Madison Pearl is partnering with a prominent financial institution in Riyadh, Saudi Arabia, to appoint a Head of Real Estate Advisory. This full-time position involves establishing and leading a new advisory business focused on helping clients identify and realize value across their real estate portfolios. The successful candidate will leverage an existing client base to advise property owners and investors on portfolio strategy, development opportunities, disposals, and partnerships.

Role Context and Scope

This role combines client origination with transaction structuring and execution. The Head of Real Estate Advisory will work closely with the fund and asset management team to implement agreed investment strategies. Experience working with government institutions is considered essential for this position.

Key Responsibilities

• Establish and lead the real estate advisory business, developing a pipeline of mandates through existing client relationships and new business development.
• Assess clients’ real estate portfolios and recommend appropriate strategies, including holding, selling, developing assets, or entering joint ventures.
• Lead opportunity screening, financial modeling, valuation, and due diligence to assess investment returns, financing requirements, and risks.
• Structure real estate funds, joint ventures, and financing solutions, presenting recommendations to the Investment Committee and leading commercial negotiations.
• Oversee transactions through to closing and coordinate a formal handover to the fund and asset management team, ensuring clarity on the agreed strategy, obligations, and risks.

Qualifications and Requirements

• A minimum of 10 years of relevant experience in real estate advisory, investment, transactions, or fund structuring, including leadership of complex deals.
• Proven ability to originate business, build trusted relationships with property owners and investors, and convert opportunities into completed transactions.
• Strong knowledge of the Saudi real estate market, with experience in local real estate funds and development structures strongly preferred.
• Demonstrated expertise in financial modeling, underwriting, valuation, due diligence, and the structuring of real estate investments.
• Strong leadership, communication, and negotiation skills, with the ability to build a team and explain investment recommendations clearly to clients and senior stakeholders.
