About Boutique Group and the Project Director Role
Boutique Group is dedicated to redefining luxury hospitality by transforming Saudi Arabia’s iconic historic and cultural palaces into ultra-luxury boutique hotels. With a focus on storytelling, authenticity, and excellence, the group curates exceptional hospitality experiences that celebrate the Kingdom’s rich history while setting new benchmarks in the industry. Based in Riyadh, we are seeking a highly experienced Project Director to lead the end-to-end delivery of our growing portfolio of luxury hospitality developments, which includes The Red Palace, Al Hamra Palace, and Tuwaiq Palace.
Role Purpose
The Project Director will be responsible for ensuring projects are successfully planned, designed, procured, constructed, commissioned, and handed over. This role requires adherence to approved business objectives, operator requirements, heritage conservation principles, budget, programme, quality, sustainability, and guest experience expectations. The Project Director will provide executive leadership over the complete project lifecycle from feasibility through defects liability.
Core Responsibilities
- Develop and execute the Project Delivery strategy in alignment with Boutique Group's corporate objectives.
- Manage multidisciplinary project teams across design, procurement, commercial, construction, and handover phases.
- Ensure projects achieve approved business cases, quality standards, and operational readiness.
- Drive continuous improvement across all project delivery processes.
- Chair executive project reviews, change control boards, and risk reviews, providing portfolio dashboards covering cost, programme, risk, procurement, quality, and commercial performance.
- Manage coordination with government authorities such as Civil defense, municipalities, Baladi, and royal guard.
- Represent Boutique Group with consultants and contractors, building strategic partnerships and resolving executive issues.
- Approve project execution plans within delegated authority and recommend procurement awards and commercial settlements.
- Escalate strategic risks requiring executive approval.
Project Management and Integration
- Design Leadership: Manage PMCs and specialist consultants, ensuring compliance with operator brand standards, heritage requirements, and statutory approvals.
- Commercial & Procurement: Lead consultant and contractor procurement and recommendations. Oversee contract administration, claims, variations, dispute avoidance, and commercial negotiations. Monitor budgets, forecasts, contingencies, and cash flow.
- Construction Delivery: Direct construction execution, logistics, safety, and quality. Approve recovery plans for delayed projects. Ensure successful Testing & Commissioning, Operational Readiness, Handover, and Defects Liability management.
- Luxury Hospitality & Heritage: Ensure seamless integration of hotel operators throughout development. Coordinate FF&E, OS&E, and operational requirements. Protect heritage assets while integrating modern luxury hospitality standards.
Candidate Profile
The ideal candidate will possess over 10 years of experience in project leadership within luxury hospitality development or a related field. This full-time role requires a professional with a proven track record in managing complex, large-scale projects from conception to completion, with a strong understanding of heritage conservation and modern luxury standards.
