About Boutique Group and the Role
Boutique Group is dedicated to redefining luxury hospitality by transforming Saudi Arabia’s iconic historic and cultural palaces into ultra-luxury boutique hotels. The group focuses on storytelling, authenticity, and excellence, curating exceptional hospitality experiences that celebrate the Kingdom’s rich history while setting new industry benchmarks. The growing portfolio includes The Red Palace, Al Hamra Palace, and Tuwaiq Palace, each meticulously restored and reimagined for contemporary ultra-luxury hospitality. We are seeking a Project Director to join our team in Riyadh on a full-time basis.
Role Purpose
The Project Director will lead the end-to-end delivery of Boutique Group's portfolio of luxury hospitality developments. This involves ensuring projects are successfully planned, designed, procured, constructed, commissioned, and handed over. The role requires adherence to approved business objectives, operator requirements, heritage conservation principles, budget, programme, quality, sustainability standards, and guest experience expectations.
Key Responsibilities
- Develop and execute the Project Delivery strategy in alignment with corporate objectives.
- Manage multidisciplinary project teams across design, procurement, commercial, construction, and handover phases.
- Provide executive leadership throughout the complete project lifecycle, from feasibility through defects liability.
- Ensure projects achieve approved business cases, quality standards, and operational readiness.
- Drive continuous improvement across project delivery processes.
- Manage Project Management Consultants (PMCs) and specialist consultants, ensuring compliance with operator brand standards, heritage requirements, and statutory approvals.
- Lead consultant and contractor procurement processes and recommendations.
- Oversee contract administration, claims, variations, dispute avoidance, and commercial negotiations.
- Monitor project budgets, forecasts, contingencies, and cash flow.
- Direct construction execution, logistics, safety protocols, and quality control.
- Approve recovery plans for delayed projects and ensure successful Testing & Commissioning, Operational Readiness, Handover, and Defects Liability management.
- Ensure seamless integration of hotel operators throughout the development process, coordinating FF&E, OS&E, and operational requirements.
- Protect heritage assets while integrating modern luxury hospitality standards.
Leadership and Governance
- Chair executive project reviews, change control boards, and risk reviews.
- Provide portfolio dashboards covering cost, programme, risk, procurement, quality, and commercial performance.
- Manage coordination with government authorities such as Civil Defense, municipalities, Baladi, and royal guard.
- Represent Boutique Group with consultants and contractors, building strategic partnerships and resolving executive issues.
- Approve project execution plans within delegated authority and recommend procurement awards and commercial settlements.
- Escalate strategic risks requiring executive approval.
Performance Indicators
- Health, safety, and environmental performance.
- Project milestone and programme adherence.
- Delivery against the approved budget, including cost and completion forecast accuracy.
- Quality performance, defect rates, and timely close-out.
- Fulfilment and satisfaction of operator requirements.
- Operational and guest readiness by the planned opening date.
- Effective change-order and claims management.
- Realized value-engineering savings without compromising quality or operational requirements.
- Internal and external stakeholder satisfaction.
Candidate Profile
The ideal candidate will possess over 10 years of experience in project leadership within luxury hospitality development or a related field. This full-time position requires a professional with a proven track record in managing complex projects from inception to handover, ensuring adherence to stringent quality, budget, and timeline objectives.
