About the Quantity Surveyor Role

OSUS is seeking a Quantity Surveyor to join its team in Riyadh. Founded in 2006, OSUS is a developer focused on commercial, residential, and mixed-use real estate projects, aiming to redefine real estate development through integration, innovation, and modern technological solutions. This full-time position requires 2-5 years of experience.

Key Responsibilities

The Quantity Surveyor will be responsible for a range of cost management and contractual duties. This includes:

  • Measuring and valuing works on-site and from drawings for valuations and variations.
  • Measuring and valuing contractors' work for payment and account purposes.
  • Preparing detailed Bills of Quantities for tendering and construction administration.
  • Ensuring compliance with tendering, evaluation, and contract award procedures.
  • Analyzing and evaluating tender estimates.
  • Assisting with pricing system-based Bills of Quantities.
  • Completing accurate costings for all aspects of site development.
  • Estimating the quantity and cost of materials and labor for construction.
  • Providing price comparisons between different sources to ensure competitive pricing.
  • Preparing, negotiating, and analyzing costs for tenders and contracts.
  • Sourcing and obtaining quotations from suppliers and sub-contractors for cost estimations.
  • Preparing interim and final development appraisals and budgets.
  • Ensuring timely payments to contractors in accordance with contract agreements.
  • Verifying claims and payments during the contract construction phase.
  • Attending monthly Development Team and Groundworker meetings on site.
  • Attending design meetings and providing cost and construction solution advice to clients.
  • Managing contract administration.
  • Resolving contractual and commercial issues that may arise.

Required Qualifications and Experience

Candidates for this role should possess the following qualifications:

  • A Bachelor's degree in Civil Engineering, Mechanical Engineering, or a related field.
  • A minimum of 5 years of relevant experience.
  • Experience in dealing with consultants, contractors, and sub-contractors.
  • Proficiency in AutoCAD and Revit.
  • Excellent ability to read, analyze, and communicate effectively, both verbally and in writing, in both Arabic and English.
