Al-Khuraif (الخريّف للتشغيل والصيانة) is seeking a Residential Building Manager to join its team in Riyadh, Saudi Arabia. This is a full-time position focused on the operational management of residential properties.

Role Overview

The Residential Building Manager will be responsible for overseeing daily leasing activities, tenant relations, and overall occupancy management for residential properties in Riyadh. This is a hands-on operational role that requires close collaboration with residents, prospective tenants, service providers, and management to ensure efficient leasing operations, effective occupancy, and high standards of resident service.

Key Responsibilities

• Manage residential leasing activities and follow up with prospective tenants.
• Arrange and conduct unit viewings for potential residents.
• Present available units professionally to prospective tenants.
• Coordinate lease documentation, renewals, move-ins, move-outs, and unit handovers.
• Monitor the status of vacant, reserved, and occupied units.
• Handle resident enquiries, requests, and general concerns efficiently.
• Support tenant retention strategies, lease renewals, and overall occupancy management.
• Coordinate with relevant service teams as required to address property needs.
• Ensure vacant units and common areas are prepared and well-presented.
• Prepare regular leasing and occupancy updates for management reporting.
• Support initiatives aimed at improving occupancy rates and resident satisfaction.

Candidate Profile

The ideal candidate will possess strong communication, customer service, leasing follow-up, negotiation, organizational, and reporting skills. A professional and hands-on approach to tenant relations and daily residential property operations is essential for success in this role.

Requirements and Experience

Applicants should have 5 to 10 years of experience in residential leasing, tenant relations, accommodation management, building operations, serviced apartments, residential compounds, or a similar environment.

Important Considerations

This position is specifically focused on residential property management and is not a technical facilities, MEP, engineering, or maintenance role. Candidates whose primary experience lies in these technical areas should not apply. The salary for this full-time position is SAR 6,000 per month.
