About the Role

Al Khozama Investment is seeking a Senior Leasing Specialist to join its team in Riyadh, Saudi Arabia. This full-time role is central to maximizing occupancy, revenue, and tenant mix across the company's diverse real estate portfolio, which includes commercial, retail, hospitality, and mixed-use assets. The specialist will lead the execution of leasing strategies, manage complex lease transactions, and cultivate strong tenant relationships to enhance long-term asset value through proactive market positioning and performance optimization.

Strategic Leasing and Portfolio Management

The Senior Leasing Specialist will drive leasing performance and portfolio optimization by:

• Developing and implementing leasing plans aligned with asset business plans and revenue targets.
• Identifying, targeting, and securing high-quality tenants to enhance tenant mix and asset performance.
• Managing the full leasing cycle: prospecting, marketing, negotiations, documentation, and handover.
• Maintaining optimal occupancy levels and minimizing vacancy periods.

Negotiation and Transaction Leadership

Key responsibilities include leading and executing lease agreements and financial structures:

• Leading lease negotiations including commercial terms, renewals, expansions, and restructures.
• Preparing financial proposals, rental analysis, and deal structures to maximize Net Operating Income (NOI) and Return on Investment (ROI).
• Coordinating with legal teams on lease drafting and compliance with company policies.

Tenant Relations and Market Intelligence

The role involves fostering strong tenant relationships and leveraging market insights to inform strategy:

• Building and maintaining strong relationships with existing and prospective tenants.
• Managing renewals, retention strategies, and tenant satisfaction initiatives, acting as the primary point of contact for key accounts.
• Conducting market research and competitive analysis to inform pricing and positioning strategies.
• Monitoring market trends, demand shifts, and competitor activity.
• Preparing leasing reports, forecasts, and performance dashboards for management.

Collaboration and Compliance

The Senior Leasing Specialist will ensure operational excellence through cross-functional collaboration and adherence to standards:

• Working closely with Asset Management, Marketing, Finance, Legal, and Property Management teams.
• Supporting marketing campaigns, property launches, and promotional initiatives.
• Participating in budgeting and revenue planning processes.
• Ensuring accurate documentation of all leasing activities in CRM/ERP systems.
• Maintaining compliance with company policies, legal standards, and local regulations.

Qualifications and Experience

Candidates for this role should possess the following:

• A minimum of 2-5 years of experience in real estate leasing, preferably within commercial, retail, hospitality, or mixed-use sectors.
• Demonstrated ability to develop and execute leasing strategies effectively.
• Strong negotiation skills and proven experience with complex lease transactions.
• Proficiency in financial analysis related to leasing, including NOI and ROI calculations.
• Excellent relationship-building and account management capabilities.
• Solid understanding of market research, competitive analysis, and reporting.
• Experience with CRM/ERP systems for documentation and compliance.
