(Senior) Manager Design

About the Role

Qiddiya Investment Company is seeking a (Senior) Manager Design to support the planning, design, and development of large-scale residential projects within the Residential Business Unit. This full-time position is based in Riyadh, Saudi Arabia, and requires over 10 years of experience.

Role Overview

The successful candidate will manage the design process from early development and concept stages through detailed design and delivery. This involves close collaboration with development, delivery, commercial, and external consultant teams. The role requires a combination of strong architectural and design management capabilities, coupled with a solid understanding of real estate development, residential product specifics, and commercial decision-making.

Key Responsibilities

• Lead and coordinate residential design activities from concept through detailed design and construction.
• Manage external architects, engineers, and specialist design consultants.
• Work closely with Development teams on product definition, feasibility, design strategy, and development objectives.
• Review design proposals to ensure alignment with residential product requirements, budgets, programme, and commercial objectives.
• Manage design development through key stage gates, approvals, and technical reviews.
• Coordinate design interfaces across architecture, interiors, landscape, infrastructure, and engineering disciplines.
• Support value engineering and design-to-budget exercises with Development, Commercial, and Cost Planning teams.
• Identify design risks, resolve coordination issues, and ensure timely decision-making.
• Support procurement, tendering, and contractor engagement where required.
• Monitor design implementation during construction to ensure the intended quality and specifications are maintained.

Qualifications and Requirements

• A strong portfolio demonstrating delivery of multi-residential projects across mid-market to luxury segments.
• Extensive design management experience across the full project lifecycle, with the ability to lead a residential precinct independently and coordinate multidisciplinary consultants and key internal stakeholders.
• Demonstrable understanding of the real estate development lifecycle, beyond architectural design.
• Experience managing multidisciplinary design consultants and complex stakeholder environments.
• Strong understanding of design coordination, programme, cost, and constructability considerations.
• GCC experience is required.

Experience

Candidates should possess more than 10 years of relevant experience in design management within the real estate sector.
