Senior Manager Development COBU (SPA )

About the Role

Qiddiya is seeking a Senior Manager Development COBU (SPA) to lead the planning, development, and delivery of commercial office assets within the Commercial Office Business Unit. This full-time position is based in Riyadh, Saudi Arabia, and involves managing projects from concept through design, procurement, construction, and handover. The role ensures alignment with Qiddiya's strategic objectives, business plans, commercial targets, and development standards.

Key Responsibilities

• Manage the end-to-end development and delivery of commercial office projects from concept through handover.
• Prepare and manage development briefs, project execution plans, budgets, schedules, and business cases.
• Coordinate and manage multidisciplinary consultants, ensuring design solutions meet business, operational, and commercial objectives.
• Drive project governance, approvals, and stakeholder alignment across internal and external parties.
• Oversee project budgets, forecasts, and financial performance to achieve approved business objectives.
• Support procurement activities, including tender strategies, bid evaluations, and contract awards.
• Manage consultant and contractor performance, contractual obligations, variations, claims, and commercial matters.
• Identify, assess, and mitigate project risks while ensuring compliance with company policies and development processes.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal, and other stakeholders to ensure successful project execution.
• Ensure timely project delivery, quality assurance, operational readiness, and smooth asset handover to end users and operators.

Qualifications and Experience

• Education: Bachelor's degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, Urban Planning, Quantity Surveying, Project Management, or a related field. A Master's degree in Real Estate Development, Business Administration (MBA), Construction Management, Project Management, Urban Development, or a related field is preferred.
• Experience: 7+ years of experience in real estate development, project management, design management, or construction.
• Project Experience: Demonstrated experience delivering commercial office, mixed-use, or large-scale real estate developments.
• Management Experience: Experience managing multidisciplinary consultants and contractors.
• Regional Experience: Middle East/GCC experience and exposure to giga-project environments is preferred.
