Senior Real Estate Financial Analyst

About the Role

Jobskey Search and Selection is seeking a Senior Real Estate Financial Analyst to join the Development Team of a leading real estate developer based in Riyadh, Saudi Arabia. This full-time position focuses on providing critical financial analysis to support major real estate development decisions.

Role Context and Impact

The Senior Real Estate Financial Analyst will be responsible for building and managing the financial analysis underpinning development projects. This includes conducting feasibility studies, financial modeling, cash flow projections, pricing strategies, absorption analysis, investment analysis, and calculating development returns. The role requires close collaboration with the Development, Investment, and Commercial teams, with analysis directly informing decisions on project development, phasing, and pricing.

Key Responsibilities

• Build and maintain real estate development feasibility models and project cash flows.
• Perform IRR, NPV, and sensitivity analysis for various development scenarios.
• Analyze unit mix, pricing strategies, and absorption assumptions.
• Support land acquisition appraisals and highest and best-use studies.
• Conduct market benchmarking and track comparable developments.
• Prepare financial analysis and investment papers for senior management and executive decision-making.
• Monitor development budgets, project performance, and returns against the business plan.

Qualifications and Experience

• Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related discipline.
• 5–9 years of experience in real estate financial analysis, development feasibility, or real estate advisory.
• Experience with a real estate developer, investment arm, or advisory firm.
• Strong Excel financial modeling skills.
• Experience with ARGUS, FMVA, or CFA is considered an advantage.
• Exposure to hospitality or residential development projects.

Location

The role is based in Riyadh, Saudi Arabia. Candidates must either be currently located in Riyadh or willing to relocate for this full-time position.
