About the Role
Afaq - Warehouse Branch - J02 is seeking a Sr Regional, Pre-construction, GES to lead the pre-construction (engineering design) phases for significant Customer Fulfillment Centers (FC), delivery stations (AMZL), sort centers (SC), and quick commerce projects across AMET countries. This full-time position is based in Riyadh and requires 0-1 years of relevant experience. The role involves managing an annual investment portfolio exceeding USD 1 billion, driving projects from initial site selection through to construction readiness.
Role Scope and Impact
The successful candidate will ensure project launches meet Plan of Record requirements for timeline, quality, and financial targets. A key aspect of this role is building a robust 3+ year pipeline to anticipate future capacity needs and reduce business risk by analyzing and developing projects that define the next generation of high-performing fulfillment centers. Working at the intersection of real estate, design, and construction, this position evaluates opportunities, influences strategic decisions, and establishes the foundation for successful project execution, contributing significantly to AMET's infrastructure growth.
Key Responsibilities
- Lead pre-construction activities including site selection, site evaluation, budget estimation, concept design, schematic design, and detail design for complex projects.
- Partner with Design & Construction stakeholders and Real Estate teams to develop construction and site strategies that deliver optimal quality and business outcomes.
- Identify process improvements, analyze design conflicts, evaluate resources, and predict and mitigate risks throughout the pre-construction phase.
- Assess complex situations requiring leadership visibility and involvement, applying sound judgment to navigate decisions and determine appropriate escalation paths.
- Lead and drive cross-functional teams to deliver results and execute project deliverables independently, participating in and leading continuous improvement initiatives.
- Apply analytical skills to navigate local regulations and customer requirements, challenging current practices to develop innovative solutions.
- Create and own written communications to business partners and stakeholders on pre-construction matters, building collaborative relationships within GES and with critical internal and external stakeholders.
- Troubleshoot issues independently, driving them to closure with minimal supervision, navigating internal and external barriers, and managing multicultural teams.
A Day in the Role
Daily activities involve representing GES in ensuring the successful delivery of pre-construction phases while strategically advancing processes, health & safety standards, and sustainability performance. The incumbent will lead and mentor large cross-functional teams, serving as a subject matter expert to guide projects from concept through construction readiness. Critical decisions on technical solutions, cost implications, and risk mitigation strategies will be driven by this role.
- Reviewing the pre-construction program with the team and key partner organizations.
- Conducting site validations and performing due diligence assessments during site selection.
- Managing design development and leading risk analysis.
- Negotiating contracts and costs.
- Maintaining stakeholder alignment.
- Traveling to sites during the evaluation process and providing construction oversight during critical project phases.
Qualifications and Requirements
- 0-1 years of experience in a relevant field.
- Demonstrated strong analytical skills.
- Excellent communication skills, capable of engaging effectively with frontline teams and executive leadership, translating complex technical concepts into clear business recommendations.
- Ability to travel up to 50% across the AMET region to support site evaluations and construction oversight.
