About the Role

Qiddiya is seeking a Senior Manager - Feasibilities and Business Plans to oversee the financial and commercial viability of residential apartment developments within the Qiddiya master plan. This full-time position, based in Riyadh, requires a minimum of 10 years of experience and is crucial for ensuring apartment schemes align with market demand, strategic objectives, and investment return requirements.

Core Responsibilities

The Senior Manager will lead the comprehensive preparation, review, and validation of feasibility studies and business plans for diverse residential apartment projects. This includes driving detailed apartment-level feasibility analysis, focusing on unit mix, pricing, absorption rates, cost benchmarking, and efficiency metrics. A key aspect of the role involves ensuring all apartment schemes meet defined investment hurdles and adhere to Qiddiya's residential strategy and governance standards.

Financial Modeling and Analysis

This position requires the development, review, and management of detailed financial models for apartment projects. These models will incorporate unit-level revenues, sales phasing, construction and development costs, cash flow projections, IRR, NPV, and sensitivity analysis. The role involves evaluating the financial implications of design changes, density, efficiency, specifications, and unit configurations, as well as stress-testing feasibility outcomes against market, cost, and delivery risks.

Cross-Functional Collaboration and Governance

Effective collaboration with Development, Design, Cost Planning, Sales, and Planning teams is essential to ensure financial optimization of apartment designs from concept through investment approval. The Senior Manager will challenge inputs and assumptions to maintain commercial realism and serve as the primary financial liaison for apartment projects during internal stage-gate approvals. This includes preparing investment-ready feasibility packs, business plans, and financial summaries for senior management and investment committees, clearly articulating risks, sensitivities, and mitigation strategies.

Qualifications and Experience

Candidates should possess a Bachelor's degree in Business, Finance, Economics, or a related field; a Master's degree is advantageous. A minimum of 10 years of experience in feasibility analysis, business planning, or investment analysis, with a strong emphasis on residential apartment developments, is required. Proven experience with large-scale residential or mixed-use developments, ideally within institutional or giga-project environments, is also necessary.

Required Skills

Strong stakeholder management skills and experience presenting to senior executives and investment committees are vital. The role demands robust financial modeling capabilities and proficiency with financial analysis software. Excellent interpersonal and communication skills are essential for effective collaboration with cross-functional teams.
