About the Role

Qiddiya Investment Company is developing a destination that will redefine entertainment, sports, and culture in the Kingdom. As a Senior Specialist - Finance, you will play a key role in the financial strategy of Qiddiya's residential development, contributing to multi-billion-riyal projects in Riyadh. This is a full-time position requiring 2-5 years of experience.

Role Context and Purpose

This role is central to the financial planning and execution of Qiddiya's residential projects. You will be responsible for developing financial models, forecasts, and investment strategies to ensure the financial sustainability and impact of these developments. Your analysis will support strategic decision-making from project inception through to completion.

Key Responsibilities

• Lead the creation and upkeep of detailed financial models for residential projects, integrating market data, cost estimates, and revenue projections.
• Collaborate with the Development Management Office (DMO) and Development Finance & Analysis (DFA) teams to align financial plans with project timelines.
• Perform scenario and sensitivity analyses to evaluate risks, potential returns, and optimal investment structures.
• Prepare investment cases, feasibility studies, and presentations for senior leadership and board review.
• Track project financial performance against budgets and forecasts, identifying deviations and proposing corrective actions.
• Work with cross-functional teams, including design, construction, and operations, to incorporate financial considerations throughout the development lifecycle.
• Monitor market trends, regulatory changes, and economic indicators relevant to residential development strategies.

Qualifications and Experience

• Bachelor's degree in Finance, Economics, Accounting, or a related field.
• 3-4 years of experience in real estate finance, investment analysis, or project finance, preferably within large-scale mixed-use or residential developments.
• Advanced proficiency in financial modeling using tools such as Excel or Power BI, coupled with strong analytical capabilities.
• Demonstrated ability to communicate complex financial information clearly to non-financial stakeholders.
• Solid understanding of real estate market dynamics and the development lifecycle.
• Exceptional communication and presentation skills, with experience presenting to senior management or boards.
