Program Director

About the Role

Alpha Leadership Co. is seeking a Program Director for a prominent real estate organization in Saudi Arabia. This full-time role involves taking single-point accountability for delivering a major development program, focusing on mega-scale master-planned projects. The position is based in the Makkah region, specifically covering projects in Jeddah and Makkah.

Program Leadership and Governance

The Program Director will be responsible for establishing comprehensive program roadmaps, defining decision rights, and setting performance baselines. This includes chairing governance forums and providing strategic advice to executive leadership on major awards and critical trade-offs.

Key Responsibilities

• Directing all stages of development, from planning and design through construction, testing, commissioning, and handover.
• Managing complex package interfaces across infrastructure, utilities, and building components.
• Owning master schedules, multi-billion-SAR budgets, and cash flow forecasts.
• Overseeing FIDIC contract administration, including claims, variations, and Extensions of Time (EOTs).
• Managing program risk exposure, ensuring statutory compliance, and overseeing digital controls reporting.

Qualifications and Experience

Candidates for this role must possess a minimum of 10 years of experience in managing large-scale development programs, preferably within the real estate sector. Experience with master-planned projects and a strong understanding of FIDIC contracts are essential.

This is a full-time position based in the Makkah region, with responsibilities spanning projects in Jeddah and Makkah. The role requires a dedicated individual capable of managing significant development initiatives.
