BMS Technician

About the Role

Nadir Ali Shah HR Consultants is seeking an experienced BMS Technician for a full-time position in Jeddah, Makkah. The technician will be responsible for the operation, monitoring, troubleshooting, and maintenance of Building Management System (BMS) installations within assigned railway facilities.

This role involves ensuring the reliable operation of BMS controllers, I/O modules, communication networks, switches, field devices, and associated control systems through preventive, corrective, and reactive maintenance. The position requires 5-10 years of relevant experience.

Key Responsibilities

• Monitor and operate the BMS to identify alarms, faults, abnormal conditions, and system status.
• Troubleshoot BMS I/O modules, controllers, communication networks, switches, and associated field devices.
• Perform preventive, corrective, and reactive maintenance of BMS hardware and control systems.
• Diagnose communication and control faults and support timely restoration of affected systems.
• Troubleshoot sensors, actuators, control panels, controllers, and input/output points.
• Perform point-to-point checks, I/O verification, and functional testing.
• Assist with installation, modification, testing, and commissioning of BMS devices and control panels.
• Read and interpret BMS graphics, control logic, schematics, wiring diagrams, and technical documentation.
• Coordinate with HVAC, Electrical, and other FM disciplines to resolve integrated control issues.
• Maintain BMS maintenance records, fault reports, checklists, and work orders through CMMS/CAFM systems where applicable.
• Identify recurring faults and recommend corrective actions to the FM Supervisor.
• Ensure all maintenance activities are carried out in accordance with safety procedures and project requirements.

Qualifications and Experience

• Technical Diploma, Certificate, or equivalent qualification in Electrical, Electronics, Instrumentation, Automation, Controls, or a related technical discipline.
• BMS / Building Automation training or certification is preferred.
• Minimum 5 years of relevant BMS maintenance and troubleshooting experience.
• Experience in Metro, Railway, Airport, or other large-scale infrastructure projects is highly preferred.
• Hands-on experience with BMS controllers, I/O modules, sensors, actuators, communication networks, and HVAC controls.

Required Skills and Competencies

• Strong practical knowledge of BMS operation, monitoring, and troubleshooting.
• Good knowledge of I/O modules, controllers, switches, and communication devices.
• Ability to understand BMS graphics, points, alarms, trends, and control sequences.
• Experience in preventive, corrective, and reactive maintenance.
• Knowledge of HVAC controls and BMS integration is preferred.
• Ability to read control wiring diagrams, schematics, and technical documentation.
• Strong fault-finding, analytical, and problem-solving skills.
• Safety awareness and compliance.
• Teamwork and coordination skills.
• Ability to work under pressure and respond effectively to system alarms and breakdowns.
