About the Role

alfanar is seeking an experienced Architectural Foreman, Finishing to join our team in Riyadh. This full-time role involves overseeing and coordinating the critical final stages of construction, with a primary focus on the interior and exterior finishing touches that define the aesthetic and functionality of villas. The successful candidate will ensure all finishing work, including plastering, painting, flooring, tiling, carpentry, and fixture installation, adheres to design specifications, quality standards, and project timelines.

Core Responsibilities

• Oversee all on-site finishing work, including plastering, painting, tiling, flooring, carpentry, and fixture installation.
• Supervise and manage trades teams, ensuring efficient, high-standard, and timely execution.
• Coordinate with other construction teams to ensure correct sequencing of finishing work and prevent conflicts.
• Ensure all finishing tasks align with architectural drawings, specifications, and client requirements.
• Coordinate the procurement and delivery of finishing materials, verifying specifications and availability.
• Monitor material usage to minimize waste and maintain sufficient stock levels, ensuring proper on-site storage and handling.
• Develop and manage the finishing work schedule to ensure on-time project completion.
• Communicate with the project manager and teams to resolve potential delays or obstacles.
• Prioritize tasks effectively to meet deadlines while upholding quality standards.
• Provide regular updates to the project manager and team on progress and challenges.
• Report issues such as delays, material shortages, or quality concerns, proposing practical solutions.
• Maintain accurate records of work performed, workforce hours, and material usage.
• Identify and resolve quality or installation issues encountered in finishing works.
• Provide solutions for site-specific challenges to maintain the project schedule.
• Ensure high-quality finishing and assist with final inspections prior to client handover.
• Manage snagging processes and address any punch list items before project completion.

Leadership and Operational Accountabilities

• Train subordinates and build an effective team.
• Provide leadership, coaching, and direction to subordinates across all aspects of their work.
• Delegate tasks appropriately to subordinates for each assignment, ensuring fair distribution to maintain morale and motivation.
• Perform planned activities to meet operational and development targets according to delivery schedules.
• Utilize resources effectively to achieve objectives within efficient cost and time parameters.
• Provide periodic reports detailing deviations and the execution of planned tasks.
• Resolve any related problems that arise and escalate complex operational issues as necessary.
• Ensure quality requirements are met, developing effective quality control and processes, including specifications for products or activities.
• Coordinate well-defined written systems, policies, and procedures, and seek automation opportunities where possible.

Qualifications and Experience

Candidates for this role should possess 5 to 10 years of relevant experience in architectural finishing within construction projects, particularly focusing on villas.
