About the Role

DeepSource is seeking a Building Management System (BMS) Engineer to join our team in Riyadh. This full-time position is for a specialized engineering professional responsible for the design, programming, and commissioning of automated building management systems, with a strong emphasis on the Niagara N4 framework.

Role Summary

The BMS Engineer will integrate critical low-current and IoT subsystems, including HVAC, lighting, fire alarms, and access control, utilizing industry-standard protocols such as BACnet and Modbus. This role involves developing user-friendly graphic dashboards and automation sequences to optimize building energy efficiency, system performance, and operational reliability. Additionally, the engineer will manage field hardware deployment, ensure cybersecurity compliance, and collaborate closely with MEP teams and subcontractors throughout project lifecycles.

Key Responsibilities

  • Design and develop BMS architecture based on project requirements.
  • Install and configure BMS hardware and software, including controllers, sensors, and actuators.
  • Program control logic and automation sequences for HVAC, lighting, and other subsystems.
  • Test and commission BMS systems to ensure functionality and performance.
  • Monitor and optimize energy consumption using BMS analytics.
  • Integrate third-party systems (*, fire alarm, access control, elevators) via Modbus, BACnet, or SNMP.
  • Troubleshoot and resolve faults in BMS systems and connected field devices.
  • Conduct site surveys and system inspections for retrofit or upgrade projects.
  • Maintain and update BMS graphic interfaces for real-time monitoring.
  • Collaborate with MEP, HVAC, and electrical teams during project execution.
  • Perform preventive and corrective maintenance on BMS hardware and software.
  • Support remote monitoring and system diagnostics using IoT platforms.
  • Generate reports on energy performance, fault logs, and system alarms.
  • Provide technical support and training to operators and end-users.
  • Select suitable sensors, actuators, and controllers for specific applications.
  • Verify compliance with standards such as ASHRAE, ISO, and local codes.
  • Ensure cybersecurity best practices in BMS networks and remote access points.
  • Manage subcontractors and vendors during BMS installation and commissioning.
  • Document system schematics, as-built drawings, and O&M manuals.
  • Continuously evaluate system performance and suggest improvements for efficiency and reliability.
  • Develop and deploy control strategies using the Niagara N4 framework for HVAC, lighting, and energy systems.
  • Create custom dashboards, alarms, and trend logs within Niagara N4 for real-time system monitoring and analytics.

Qualifications and Experience

  • Bachelor's Degree or Higher Diploma.
  • No previous experience required.

Technical Competencies

Candidates should possess a strong understanding of automated building management systems, with specific expertise in the Niagara N4 framework. Proficiency in integrating low-current and IoT subsystems using industry-standard protocols such as BACnet, Modbus, and SNMP is essential. Knowledge of relevant industry standards, including ASHRAE, ISO, and local codes, as well as cybersecurity best practices for BMS networks, is also required.

Work Setting

This is a full-time position based in Riyadh, Saudi Arabia. The role involves working collaboratively with various engineering teams and external partners to deliver high-performance building solutions.
