About the Role

Qiddiya is seeking a Manager - Development Financial Analysis (RES8) to join the Hospitality Team in Riyadh. This full-time position requires 2-5 years of experience and focuses on shaping financial strategies for development projects through comprehensive planning, analysis, and modeling. The role involves evaluating investment opportunities, conducting feasibility studies, and collaborating with project teams and stakeholders to ensure project success and alignment with Qiddiya's vision.

Key Responsibilities

  • Monitor macroeconomic trends, tourism developments, and hotel sector dynamics to inform investment decisions.
  • Provide analytical insights for strategic planning, benchmarking, and decision-making.
  • Assist with CAPEX planning through cost analysis, scenario modeling, and sensitivity testing.
  • Identify opportunities for value creation and improved project performance.
  • Perform financial analysis for new development projects and investment opportunities, including NPV, IRR, and payback assessments.
  • Build and maintain detailed financial models for feasibility studies, investment appraisals, and stage-gate approvals.
  • Prepare forecasted financial statements, investment packs, and supporting materials for internal and external stakeholders.
  • Support investor funding requests by producing clear, accurate, and structured financial documentation.
  • Contribute to post-completion reviews comparing forecasted versus actual performance, highlighting key insights.
  • Assist Development and HBU teams with project planning, financial analysis, and performance tracking.
  • Monitor portfolio performance, including KPIs such as IRR, cash flow, EBITDA, ADR, occupancy, and RevPAR.
  • Prepare dashboards, reports, and executive updates to communicate project and portfolio performance.
  • Support evaluation of hotel development opportunities globally by compiling data, running models, and summarizing findings.
  • Act as a point of contact for financial and performance-related inquiries across HBU and other stakeholders.
  • Present analyses, investment recommendations, and project summaries to senior management.
  • Collaborate with operators, consultants, and project teams to validate assumptions and ensure data accuracy.
  • Maintain accuracy, consistency, and completeness in all financial models and feasibility studies.
  • Implement standardized templates, assumptions, and stage-gate documentation.
  • Support the development of dashboards and reporting tools for portfolio monitoring.
  • Recommend process improvements to enhance financial analysis, reporting quality, and data integrity.

Qualifications and Requirements

  • Bachelor's degree in Finance, Economics, Hotel Management, Applied Mathematics, or a related field.
  • 3-6 years of experience in financial analysis, feasibility studies, and investment modeling, preferably in hospitality, real estate, or consulting.
  • Strong communication and presentation skills, with the ability to produce structured, executive-ready outputs.

This is a full-time position based in Riyadh, within the Riyadh Region.
