About the Role

Asas Makeen is seeking a highly motivated and detail-oriented Quantity Surveyor to join its growing team in Riyadh, Saudi Arabia. The successful candidate will play a pivotal role in ensuring projects are delivered within budget and in accordance with contractual requirements. This full-time position presents an excellent opportunity for professionals with 2-5 years of experience in quantity surveying, cost control, or contract administration to contribute to significant projects within the real estate development and construction sectors.

Key Tasks and Responsibilities

• Prepare accurate quantity estimates based on approved drawings, specifications, and project requirements.
• Develop and manage comprehensive Bills of Quantities (BOQ).
• Conduct detailed cost estimations, price analysis, and project budget preparation.
• Review engineering drawings and project documents for accurate quantity measurement.
• Prepare and review payment certificates and invoices for contractors and suppliers.
• Closely monitor project costs and track expenses against approved budgets.
• Evaluate and manage Variation Orders (VOs), estimating their financial impact on the project.
• Effectively coordinate with engineering, procurement, and project management teams.
• Prepare periodic cost reports, forecasts, and progress updates for stakeholders.
• Review contracts to ensure compliance with all commercial and financial terms.
• Support tendering, procurement, and contract administration activities throughout the project lifecycle.

Qualifications and Requirements

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a closely related field.
• Proven experience in quantity surveying, cost control, or contract administration, with 2-5 years in the field.
• Strong knowledge of structural drawings, specifications, and contractual documents.
• Experience in real estate development and construction is essential.
• Proficiency in AutoCAD and Microsoft Excel.
• Familiarity with Enterprise Resource Planning (ERP) systems and quantity surveying software such as PlanSwift or CostX is preferred.
• Strong analytical, negotiation, and communication skills.
• Ability to manage multiple projects simultaneously and work effectively in a fast-paced environment.
• Fluency in Arabic is considered an added advantage.
