About the Role

Mehad is actively seeking a highly skilled and dedicated Investment Analyst to join our dynamic team. This full-time position is based in Al Khobar, within the Eastern Region, and plays a crucial role in our investment strategy. The primary focus of this role is to meticulously evaluate and manage real estate investment opportunities, while also contributing to the strategic development and ongoing oversight of our diverse investment portfolios. The successful candidate will be responsible for conducting comprehensive feasibility studies, performing advanced financial analysis, and providing critical assessments of investment returns to inform and support key business decisions.

Key Responsibilities

• Prepare comprehensive investment feasibility studies for new projects, including the analysis of financial scenarios (best, average, worst) and the assessment of associated financial and investment risks.
• Conduct in-depth financial analysis, accurately calculating key investment indicators such as Internal Rate of Return (IRR), Net Present Value (NPV), Return on Investment (ROI), and Payback Period, along with other profitability ratios.
• Manage and monitor the performance of current investment portfolios, evaluate their overall performance, identify opportunities for return enhancement, and provide recommendations for portfolio rebalancing.
• Develop and maintain complex financial models for various projects, performing what-if analysis and sensitivity analysis to generate financial forecasts and future scenarios.
• Perform thorough market research and analysis to identify new real estate investment opportunities, evaluate their economic feasibility, and track prevailing market trends.
• Prepare detailed investment reports and deliver clear, professional presentations to senior management, offering well-considered investment recommendations.
• Collect, analyze, and manage financial and investment data, maintaining an investment database, updating project and opportunity information, and utilizing data visualization tools like Power BI.

Required Qualifications

• University degree in Financial Management or Economics.
• Minimum of 5-10 years of experience in real estate investment analysis.

Essential Skills and Knowledge

• Deep understanding of core investment metrics including ROI, IRR, and NPV.
• Proficiency in advanced financial modeling and Microsoft Excel.
• Strong knowledge of the real estate market and current trends.
• Proficiency in data visualization tools such as Power BI and Tableau.
• Excellent analytical and research capabilities.
• Proficiency in English.
