About Savills Middle East and the Role
Savills Middle East is seeking a Residential Property Manager to join its growing Property Management platform in Saudi Arabia. This full-time position is based in Jeddah, within the Makkah region, and requires 5-10 years of relevant experience. The role involves overseeing a portfolio of residential assets, primarily in Jeddah, with potential travel to Makkah.
Role Overview
The Residential Property Manager will be responsible for the day-to-day operations of premium residential communities and compounds. This includes ensuring high resident satisfaction and operational excellence. The manager will serve as the primary point of contact for landlords, residents, and service providers, overseeing property operations, resident relations, leasing coordination, facilities management, budgeting, and financial performance. The objective is to maintain assets to international standards while complying with local regulations.
Key Responsibilities
- Oversee daily operations of assigned residential assets, ensuring high standards of presentation, safety, and resident satisfaction.
- Manage the full resident lifecycle, including move-ins, move-outs, complaint resolution, and lease renewals, ensuring all tenancy contracts are registered on the Ejar platform.
- Prepare, monitor, and control annual service charge and operating budgets, including OPEX forecasting, variance analysis, and financial reporting to landlords.
- Oversee rent invoicing and collections, minimizing arrears and coordinating escalation actions in line with lease terms and applicable KSA regulations.
- Supervise FM service providers, including housekeeping, security, MEP, and landscaping contractors, ensuring SLAs and KPIs are met through regular performance reviews and site inspections.
- Support leasing activities, including unit handovers, marketing coordination, and the maintenance of accurate tenancy schedules and occupancy reports.
- Prepare monthly management reports covering financial performance, occupancy levels, maintenance activities, and resident feedback.
- Ensure compliance with all relevant local regulations, including REGA, Ejar, Civil Defence, and municipal requirements, as well as Savills policies and procedures.
Candidate Profile
The ideal candidate will possess 5-10 years of experience in residential property management. This role requires a proactive approach to property operations and resident services.
Work Location and Travel
- Candidates must be based in Jeddah.
- Flexibility to travel within the Kingdom of Saudi Arabia as required.
- A valid driver's licence and access to reliable transportation are essential.
