About the Role

Savills Middle East is seeking a Residential Leasing Manager to join their team in Abha, 'Asir, Saudi Arabia. This full-time role is responsible for maximizing the occupancy and revenue performance of a designated residential portfolio. Reporting directly to the Property Manager, the successful candidate will serve as the primary revenue generator, bridging operational property management with commercial leasing success across the region, including market insights from Riyadh.

Key Responsibilities

The Residential Leasing Manager will lead the end-to-end leasing journey, ensuring a seamless and high-quality experience for both landlords and tenants. This includes strategic planning, marketing, contract management, and regulatory compliance.

• Achieve and exceed agreed leasing targets for occupancy rates and rental values.
• Manage the entire leasing lifecycle, from inquiry response within 24 hours to high conversion rates from viewings to offers.
• Proactively manage lease renewals 90 days in advance, negotiating uplifts aligned with market benchmarks.
• Provide weekly reports on competitor activity, rental trends in Riyadh, and supply/demand shifts to inform pricing strategies.
• Ensure all property listings meet Savills' global brand standards, utilizing high-quality photography, virtual tours, and accurate descriptions.
• Collaborate with the internal Marketing team to design and execute lead-generation campaigns for hard-to-lease units.
• Conduct regular inspections of vacant units to ensure they are "show-ready," coordinating necessary refurbishment or staging.

Contract Negotiation and Compliance

• Negotiate lease terms, rental prices, and payment structures within the approved Authority Matrix.
• Diligently qualify prospective tenants, ensuring financial capability and alignment with community profiles.
• Oversee the drafting of Offers to Lease and Lease Agreements, ensuring special conditions protect the Landlord’s asset value.
• Act as the subject matter expert on the Ejar platform, ensuring 100% of leases are registered and authenticated in compliance with Ministry of Housing regulations.
• Ensure all leasing activities strictly adhere to Real Estate General Authority (REGA) regulations, including the new Real Estate Brokerage Law.
• Conduct necessary KYC checks and verify tenant eligibility via Absher/SIMAH where applicable.
• Ensure all lease clauses are legally robust to minimize future disputes at the Rental Disputes Center.

Tenant Engagement and Community Experience

• Serve as the primary point of contact for new residents during the onboarding process, ensuring a warm welcome and smooth handover.
• Proactively engage with existing tenants throughout their tenancy to foster community and loyalty.
• Implement and manage tenant satisfaction surveys, reporting findings and improvement plans to the Property Manager.
• Analyze reasons for tenant churn and implement engagement strategies to increase lease renewal rates and reduce vacancy periods.

Qualifications and Experience

Candidates for this role should possess 5 to 10 years of relevant experience in residential leasing or property management. A strong understanding of the real estate market in Saudi Arabia, particularly in Abha and Riyadh, along with expertise in regulatory compliance (Ejar, REGA), is essential.
