Overview of the Financial Director Role

Swisslinx Middle East is seeking a Financial Director for a prominent private investment group located in Jeddah, Makkah, Saudi Arabia. This full-time leadership position is central to the institutionalization and comprehensive financial management of the group's diverse investment portfolio. The role requires an investment-grade finance professional capable of navigating environments that combine significant Real Estate transactions with the operational oversight of high-growth subsidiaries.

Strategic Context and Transformation

The investment group is currently undergoing a strategic transformation aimed at elevating its finance function to institutional standards. The Financial Director will act as a "Finance Architect", responsible for managing the financial lifecycle of asset-heavy investments while simultaneously professionalizing the reporting and governance frameworks across the wider group. This involves driving the transition towards international financial standards and robust operational discipline.

Core Responsibilities

• Lead the financial aspects of Real Estate transactions, including managing capital structures, overseeing Special Purpose Vehicles (SPVs), and conducting financial due diligence for large-scale acquisitions and developments.
• Drive the transition of the finance function to international standards, leading IFRS remediation, standardizing group-wide reporting, and implementing robust monthly close frameworks.
• Oversee the financial performance and valuation of a multi-sector portfolio, providing the Board with rigorous analysis of Internal Rate of Return (IRR), Net Present Value (NPV), and capital allocation efficiency.
• Manage high-level relationships with regional financial institutions to secure project-specific financing, debt-origination, and group-wide liquidity management.
• Provide strategic financial leadership to the group’s international operational platforms, ensuring working capital optimization and institutional-grade financial discipline.

Required Qualifications and Experience

• A minimum of 12+ years of senior finance leadership experience.
• Significant background within an Investment Firm, Holding, Private Equity group, or a dedicated Real Estate Investment arm.
• Proven track record in the financial structuring and execution of large-scale Real Estate investment deals.
• Demonstrated success in professionalizing finance departments and building institutional-grade systems, particularly within private or family-held environments.
