About the Role

DSA Architects International is seeking a Site BIM Manager to oversee and coordinate all Building Information Modeling (BIM) activities directly from the project site in the Riyadh Region. This full-time position requires a professional with 5-10 years of experience to ensure BIM workflows effectively support construction-stage delivery at LOD 400 and that all contractor and subcontractor BIM submissions adhere to DSA's standards and project requirements as Lead Consultant.

Role Overview

The Site BIM Manager will be responsible for multidisciplinary coordination, clash resolution, shop drawing reviews, and the integration of as-built BIM data. This role involves managing the flow of information between site supervision teams, contractors, and the DSA design office to ensure buildability, accuracy, and timely model deliverables throughout the construction phase.

Site-Based Responsibilities

  • Oversee and manage all BIM activities at the construction stage, ensuring models are developed and maintained at LOD 400+.
  • Review and validate contractor and subcontractor BIM deliverables, including coordination and fabrication models.
  • Lead clash detection cycles, coordinate resolution workshops, and manage consolidated issue tracking.
  • Ensure RFIs, site changes, variations, and approved details are incorporated into BIM models accurately and on time.
  • Validate the contractor’s BIM Execution Plan (BEP) for post-contract and site implementation requirements.
  • Manage and maintain federated models, ensuring correct alignment with construction sequencing and logistics.
  • Support QA/QC, inspections, and onsite verification through model-based checks and digital tools.
  • Coordinate technical issues between the contractor and DSA design disciplines for timely resolutions.
  • Prepare site-related BIM reports, clash summaries, dashboards, and weekly/monthly progress documentation.
  • Ensure all BIM deliverables align with project BIM standards, naming conventions, and data validation procedures.
  • Liaise closely with contractor BIM teams, subcontractor coordinators, and site supervision teams.
  • Support the preparation of as-built BIM and asset information deliverables for handover.

Project-Specific Duties

  • Manage and coordinate construction-stage 3D models and model-based collaboration workflows.
  • Assist with maintaining and validating project setup elements such as shared coordinates and site accuracy.
  • Review BEPs and ensure compliance with Employer’s Information Requirements (EIR) and Asset Information Requirements (AIR).
  • Support COBie, asset tagging, and digital handover requirements during installation and commissioning.
  • Continuously evaluate project BIM requirements in line with site progress.

Qualifications and Experience

  • Degree or Diploma in Architecture, Engineering, or a related field.
  • Minimum 5 years of experience in BIM coordination, with at least 3–4 years in site-based BIM roles.
  • Proven experience delivering LOD 400+ construction and fabrication-level BIM.
  • Proficiency in Autodesk Revit, Navisworks Manage, BIM 360/ACC, and related BIM tools.
  • Strong understanding of relevant BIM standards and international protocols (ISO 19650, AIA, BS, LOD/LOI).
  • Experience reviewing EIRs and preparing BIM delivery strategies.
  • Knowledge of Dynamo or automation workflows is an advantage.
  • Excellent communication, leadership, and multi-disciplinary coordination skills.
  • Middle East experience is preferred.
