About the Role

Qiddiya is seeking a Director - Asset & Site Management to oversee the comprehensive management, maintenance, and operational readiness of all physical assets and site infrastructure. This full-time position is based in Riyadh, Riyadh Province, and requires a minimum of 10 years of experience. The role is critical in ensuring that facilities, utilities, and environments are fully prepared to support cultural programming, event operations, and visitor experiences in a safe, efficient, and sustainable manner.

Key Responsibilities

The Director - Asset & Site Management will lead and oversee several key areas:

  • Asset & Facilities Management: Serve as the subject matter expert for facilities management and engineering services. Oversee integrated hard and soft FM services, manage FM contract governance, and provide engineering oversight for asset maintainability and readiness. Support the design and mobilization of facilities engineering services to align with site objectives.
  • Maintenance & Technical Services: Develop and implement maintenance strategies supporting property governance and asset standards. Oversee technical systems including MEP and utilities to ensure service continuity. Support asset maintainability through design and build phases, monitor operator performance, and contribute to budgeting and CAPEX planning.
  • Utilities & Infrastructure Management: Ensure reliable provision of utilities such as power, water, and telecommunications. Plan and coordinate infrastructure requirements for programming and commercial activities, and manage temporary utility needs for events.
  • Site Readiness & Event Enablement: Ensure the site is fully prepared for all programming and event activities, coordinating the readiness of all spaces and facilities. Support event setup, changeovers, and reinstatement in alignment with event timelines.
  • Contract & Service Provider Management: Lead procurement input, selection, and management of FM contractors. Establish service level agreements (SLAs) and monitor contractor performance to ensure contractual obligations are met.
  • Compliance, Safety & Regulatory Management: Ensure compliance with all asset-related regulatory, safety, and operational requirements, maintaining necessary certifications and documentation. Support HSE frameworks and ensure facilities meet safety standards for public use.
  • Sustainability & Asset Optimization: Implement sustainability initiatives and optimize asset performance and lifecycle management to reduce operating costs and enhance asset value.
  • Cross-Functional Coordination: Collaborate closely with Operations, Programming, and Commercial teams to ensure alignment between asset capabilities and functional requirements.
  • Performance Monitoring & Continuous Improvement: Define and track KPIs related to asset performance and service delivery, implementing continuous improvement initiatives to enhance reliability and service quality.

Experience and Skills Required

Candidates should possess a strong background in asset, facilities, or infrastructure management, with over 10 years of relevant experience. Proven experience managing large-scale assets, venues, or multi-use sites is essential. Key skills include:

  • Extensive experience in facilities management, maintenance, and infrastructure operations.
  • Proficiency in managing MEP systems, utilities, and building systems.
  • Demonstrated ability in vendor and contract management, including establishing SLAs and performance standards.
  • Understanding of asset lifecycle management and maintenance planning.
  • Experience coordinating with operational and event requirements, including supporting large-scale events and high-footfall public environments.
  • Strong problem-solving and technical decision-making skills.
  • Experience leading technical teams and managing multiple service providers.
  • Familiarity with structured governance environments and compliance requirements.
  • Experience in pre-opening or activation phases of assets is advantageous.
