Introduction to Qiddiya and the Role

Qiddiya is seeking an Executive Director - Delivery - Residential to lead the successful execution of residential development projects. This full-time position is based in Riyadh, Riyadh, Saudi Arabia, and is integral to Qiddiya's mission of creating world-class living environments within the larger Qiddiya project.

Role Overview and Objectives

The Executive Director - Delivery - Residential will be responsible for managing all facets of residential project delivery. This includes ensuring seamless coordination among design, construction, and operations teams, leading strategic planning, and overseeing execution. The role requires strict adherence to budgets, schedules, and the highest standards of quality and safety, with a focus on timeliness and stakeholder satisfaction.

Core Responsibilities

• Provide leadership and direction for the successful delivery of all residential projects, ensuring alignment with Qiddiya's vision and quality standards.
• Develop and implement delivery strategies, processes, and systems specifically tailored for residential developments.
• Manage interdisciplinary teams, contractors, and consultants, ensuring effective coordination and efficient resource utilization.
• Monitor project progress closely, identifying potential risks and implementing mitigation strategies promptly.
• Ensure compliance with local regulations, safety standards, and environmental requirements across all residential projects.
• Foster strong relationships with key stakeholders, including developers, government agencies, and community representatives.
• Provide timely and transparent reporting to senior management on project status, challenges, and opportunities.
• Mentor and develop delivery team members to enhance capabilities and promote a culture of excellence.

Candidate Qualifications and Experience

• A minimum of 20 years' experience in residential project delivery, including senior leadership roles in large-scale developments.
• Experience working with a large real estate developer (client-side) is mandatory.
• Proven track record of successfully delivering complex residential projects in Saudi Arabia.
• In-depth knowledge of local residential construction processes, regulations, and best practices.
