Senior Manager Tenancy Design Management SPA (Retail )

About the Role

Qiddiya is seeking a Senior Manager Tenancy Design Management SPA (Retail) to lead district-wide tenancy design coordination, tenant integration activities, and retail experience alignment. This full-time position is based in Riyadh, Saudi Arabia, and supports lease-to-trade design across assigned retail districts and developments within Qiddiya's retail portfolio.

Role Purpose and Context

The Senior Manager operates across new developments, redevelopments, operational retail assets, and long-term asset evolution initiatives. The role supports tenant integration, retail operability, customer experience alignment, design quality, operational readiness, and opening integration activities throughout the tenancy lifecycle. As the district operational lead within the tenancy design function, this position oversees tenant coordination, landlord and tenant design interface management, experiential alignment, and program coordination from detailed design through operational asset support.

Key Responsibilities

• Lead district-wide tenancy design coordination activities across assigned retail districts and tenant programs.
• Manage tenant integration between tenant design proposals, landlord design requirements, district aspirations, and operational considerations.
• Implement tenancy design standards, tenant-facing design guidance, and lease-to-trade design practices.
• Coordinate landlord and tenant design interface activities, including tenant onboarding, design integration, and authority coordination support.
• Oversee tenancy design coordination activities from concept design reviews to fit-out integration and operational transition.
• Identify, manage, and escalate risks impacting retail operability, customer experience, or opening readiness.
• Support tenancy design integration from detailed design and delivery stage-gates through ongoing operational asset support.
• Coordinate with Development, Delivery, Leasing, Operations, and Host Business Units to ensure tenancy design requirements are incorporated.
• Support cross-functional coordination relating to tenancy design activities with various internal and external stakeholders.
• Monitor and report on tenancy design progress, operational readiness, authority coordination, and tenant integration status.
• Promote best practices for high-quality tenant integration, customer experience outcomes, and commercially aligned retail environments.
• Support the implementation and continuous improvement of tenancy design methodologies and retail integration requirements.

Qualifications and Experience

• Minimum of 10+ years of progressive experience in tenancy design management, retail design coordination, tenant integration, mixed-use developments, or large-scale retail environments.
• Demonstrated experience operating within complex multi-stakeholder development and operational environments.
• Proven experience supporting tenant integration, retail design coordination, operational readiness, and lease-to-trade activities.
• Experience supporting development integration, tenant onboarding, concept design, detailed design coordination, and operational delivery activities from detailed design onward.
• Strong understanding of landlord and tenant design integration, retail positioning, customer experience principles, and experiential retail environments.
• GCC experience is highly desirable.

Work Environment

This role involves operating across complex multi-stakeholder environments, requiring cross-functional coordination with Development, Delivery, Leasing, Retail Design, Operations, and various other internal and external teams. The position supports alignment between tenancy design activities, district aspirations, operational requirements, and retail objectives.
