About the Role
Al-Henaki Real Estate Development is seeking a highly competent and experienced Property Manager to join our team. This full-time position is based in Jeddah and Makkah, Saudi Arabia, and is crucial for the effective oversight and management of our property portfolio.
Role Purpose
The Property Manager will be responsible for ensuring the smooth and efficient operation of all assigned properties. This includes managing daily activities, fostering positive tenant relations, overseeing maintenance, handling financial aspects, and ensuring full compliance with legal and regulatory requirements, ultimately contributing to the properties' optimal performance.
Key Responsibilities
- Oversee all daily property operations, including maintenance, cleanliness, and security protocols.
- Ensure properties consistently comply with all relevant local laws and regulations.
- Manage tenant inquiries and complaints, providing effective and timely resolutions.
- Coordinate leasing and renewal processes, prepare lease agreements, and negotiate terms with tenants.
- Monitor periodic maintenance schedules and coordinate emergency repairs as needed.
- Engage and manage contractors and suppliers, ensuring all maintenance and repair work meets quality standards and budget constraints.
- Prepare operational budgets for properties and meticulously track expenses and revenues.
- Oversee rent collection, address payment delays, and initiate necessary legal procedures when required.
- Generate and submit regular reports to senior management on property performance, covering maintenance, expenses, and revenues.
- Ensure adherence to all property-related laws and regulations, including those pertaining to leasing and safety.
- Handle property-related legal matters, such as disputes or other legal issues.
- Lead, guide, and develop the on-site team, including maintenance, security, and administrative staff, to ensure exceptional service delivery.
Qualifications and Experience
- A minimum of 5 to 10 years of demonstrated experience in property management or a closely related field.
- Thorough knowledge of laws, regulations, and best practices related to property maintenance and management.
Essential Skills
- Strong leadership abilities to effectively guide and motivate an on-site team.
- Excellent communication skills for clear and professional interaction with tenants, staff, and senior management.
- Proven problem-solving capabilities to address operational challenges and tenant concerns efficiently.
