About Qiddiya and the Role

Qiddiya is seeking a Lead Workplace & Village Campus Development to join its team in Riyadh, Saudi Arabia. This full-time position involves leading the strategic planning and execution of workspace and community environments that support collaboration, innovation, and well-being within the company's vision.

Role Overview

The Lead Workplace & Village Campus Development will oversee the design, construction, and operational readiness of Qiddiya's workplace and residential campuses. This role ensures alignment with the objective of creating a world-class entertainment destination by fostering environments conducive to productivity and community life.

Key Responsibilities

  • Act as the primary corporate workplace authority, translating corporate objectives into spatial, technical, and operational requirements across various workplace specialisms.
  • Approve project briefs, employer's requirements, and design gateways, and chair technical review and design assurance forums.
  • Ensure compliance with corporate, regulatory, and ESG standards throughout all development phases.
  • Embed workplace principles, occupancy strategies, space planning standards, and density targets into project delivery and master planning.
  • Develop campus technical design standards and comprehensive workplace guidelines.
  • Provide design and technical oversight, reviewing architectural, MEP, ICT, and security proposals while ensuring lifecycle cost optimization and driving value engineering governance without compromising quality.
  • Oversee sustainability and energy performance objectives for all campus developments.
  • Participate in stage-gate review frameworks, monitor CAPEX governance and budget adherence, and review risk registers and mitigation strategies.
  • Align phasing with business continuity needs and define operational readiness criteria.
  • Collaborate with Workplace Operations and Workplace Experience teams to oversee commissioning and post-occupancy evaluation.
  • Lead stakeholder engagement and change management, including overseeing relocation and consolidation strategies, and managing cross-functional governance committees.
  • Provide executive reporting to senior leadership on workplace and campus development initiatives.

Qualifications and Experience

  • Bachelor's or Master's degree in Architecture, Urban Planning, Facilities Management, or a related field.
  • A minimum of 12 years of experience in delivering large-scale workplace or campus developments.
  • Proven experience acting as a client-side representative.
  • Extensive experience across master planning, design, construction governance, and operational readiness.
  • Demonstrated delivery of developments exceeding 100,000m2 or multi-building campuses.
  • Experience in office portfolio consolidation for 1,000+ occupants.

Preferred Attributes

Candidates with the following experience will be given preference:

  • Experience within the GCC / Saudi Arabia region.
  • Exposure to giga-project environments.
  • Familiarity with hospitality-integrated workplace models.
  • Experience in complex multi-stakeholder corporate environments.
