Maintenance Manager Technical / Construction Projects

About the Role

Urban Builders is seeking an experienced Maintenance Manager – Technical / Construction Projects to join our team in Jeddah. This full-time role requires strong practical and technical experience in building maintenance and construction project support. The successful candidate will oversee maintenance, technical, and site-support activities throughout the project lifecycle, from commencement until final handover.

Role Overview

The Maintenance Manager will maintain a strong site presence and provide hands-on supervision to ensure all building systems, facilities, and maintenance-related works are properly completed, tested, functional, clean, and ready for client handover. This position involves close collaboration with the Project Manager, site teams, technicians, subcontractors, and service providers to identify defects, coordinate maintenance activities, and ensure timely completion of corrective actions. The role also includes supervising snagging, de-snagging, post-construction maintenance, and various cleaning activities to ensure the project is fully operational and presentable for final inspection and handover.

Key Responsibilities

• Oversee maintenance and technical activities at project sites from commencement through final handover.
• Maintain a daily presence on site to monitor project condition and readiness.
• Coordinate with the Project Manager, site teams, technicians, subcontractors, and service providers.
• Conduct regular site inspections to identify defects, incomplete works, and maintenance requirements.
• Ensure all maintenance-related works are completed within required timeframes and meet quality standards.
• Supervise general electrical, plumbing, and HVAC maintenance and repair works, ensuring systems are operational.
• Coordinate preventive maintenance, inspections, and repairs for elevators, swimming pools, fountains, and irrigation systems.
• Supervise landscaping, gardening, and irrigation activities, ensuring proper functioning and presentation of outdoor areas.
• Oversee general cleaning, deep cleaning, and post-construction cleaning activities, ensuring all project areas are clean and presentable.
• Participate in project snagging inspections, prepare snag lists, and coordinate defect rectification.
• Supervise post-construction maintenance activities and follow up on defects until satisfactory completion.
• Manage technicians, maintenance workers, and cleaning teams, allocating tasks and monitoring performance.
• Maintain records of maintenance activities, inspections, defects, and repairs.
• Conduct comprehensive inspections before project handover to verify system functionality and cleanliness.
• Ensure all maintenance activities are performed safely and according to company procedures.

Qualifications and Experience

• 5-10 years of experience in building maintenance and construction project support.
• Strong hands-on experience across multiple technical disciplines, including electrical, plumbing, HVAC, elevators, swimming pools, fountains, irrigation, landscaping, and general maintenance.
• Demonstrated practical maintenance experience and site supervision capability.
• Strong technical knowledge and hands-on construction project experience.
• An Engineering degree is not required; practical experience is highly valued.

Work Environment

This is a full-time position based in Jeddah, requiring a strong daily presence on project sites. The role involves working closely with various teams and external service providers to ensure project readiness and successful handover.
