BMS & ELV Engineer

About the Role

Awtad Real Estate is seeking a BMS & ELV Engineer to join their team in Riyadh, Riyadh Province. This full-time role focuses on the operation, configuration, and optimization of the company’s Building Management System (BMS), specifically utilizing Johnson Controls technology (Metasys or FX) and its integrated subsystems. The engineer will ensure the reliability and performance of automated systems across company projects, including HVAC, lighting, fire alarm, access control, and energy metering.

Role Responsibilities

The BMS & ELV Engineer will serve as the technical authority for BMS operations, leading system improvements, integrations, and vendor coordination. Key responsibilities include:

• Operating, configuring, and maintaining the Johnson Controls BMS for optimal performance and uptime.
• Monitoring alarms, graphics, logic sequences, and trend logs to ensure accurate system operation.
• Integrating and maintaining connections with HVAC, lighting, fire alarm, access control, and energy systems.
• Planning and implementing system upgrades, enhancements, and network reliability improvements.
• Troubleshooting and resolving hardware, software, and communication issues.
• Conducting preventive maintenance and maintaining updated backups and documentation.
• Leading technical reviews and supporting commissioning for BMS-related works.
• Evaluating vendor submittals, as-built drawings, and compliance with company standards.
• Analyzing data and trends to identify performance issues and energy optimization opportunities.
• Preparing technical reports and KPIs for management review.
• Maintaining accurate system records, schematics, and configuration documentation.
• Training and supporting maintenance and operations teams on BMS functionality and safety procedures.

Qualifications and Experience

Candidates for this role should possess the following qualifications and experience:

• Bachelor’s degree in Electrical, Mechanical, or Control Systems Engineering.
• Minimum of 5 years of experience in Building Management Systems, with direct expertise in Johnson Controls.
• Strong technical skills in BMS configuration, programming, troubleshooting, and optimization.
• Knowledge of HVAC, lighting, fire, and metering system integration.
• Familiarity with communication protocols such as BACnet, Modbus, KNX, and OPC.
• Experience with system architecture, controllers, and field devices.
• Proficiency in Johnson Controls Metasys UI, configuration tools, SCADA or CAFM platforms, and Excel or Power BI.
• Certification in Johnson Controls Metasys or equivalent BMS platforms (preferred).

Required Skills

• Strong analytical, documentation, and problem-solving skills.
• Excellent English communication skills are required; Arabic is an advantage.

Work Environment

This is a full-time position based in Riyadh, Saudi Arabia, within the Riyadh Province. The role involves working with advanced building management systems and collaborating with various teams and external vendors to ensure efficient and smart building performance.
