Position Overview:
The Construction Site Architect/Finishing Engineer oversees and ensures the quality and timely execution of architectural and interior finishing works in construction projects. This includes managing activities such as plastering, tiling, painting, false ceiling installation, facades, and other decorative or functional finishes. The role involves interpreting designs, supervising contractors, ensuring quality standards, resolving site issues, and delivering polished results that meet design specifications and client expectations.

Key Responsibilities
  • Design Interpretation and Planning: Thoroughly review architectural plans, specifications, and finishing schedules to understand project requirements. Collaborate with design teams to ensure finishing activities align with the overall project vision and intent. Develop detailed work plans, including sequencing of tasks, timelines, and resource allocation for finishing works. Participate in mock-ups and material sample reviews to finalize specifications.
  • Execution and Site Supervision: Oversee daily finishing activities, ensuring alignment with design specifications, quality standards, and timelines. Supervise the installation of flooring (*, tiles, marble, wood), wall treatments (*, paint, wallpaper, panels), ceilings (*, false ceilings, decorative elements), and other finishes. Inspect surface preparations such as plastering, leveling, and waterproofing before applying finishing materials. Monitor subcontractors and workers to ensure adherence to quality standards and design aesthetics.
  • Quality Control and Assurance: Conduct regular site inspections to identify defects, deviations, or substandard workmanship. Ensure finishing materials are applied correctly, free from imperfections such as cracks, bubbles, or uneven surfaces. Perform snagging and de-snagging processes, documenting punch lists and verifying corrections. Coordinate with quality assurance teams to test materials and approve their usage.
  • Materials and Procurement Management: Assist in selecting and sourcing finishing materials, including tiles, paints, fixtures, wood, and glass. Verify material specifications, samples, and deliveries to ensure conformity with approved designs. Monitor inventory levels and prevent wastage of finishing materials on-site. Ensure proper storage and handling of materials to avoid damage or deterioration.
  • Stakeholder Coordination: Act as a liaison between clients, designers, contractors, and consultants for finishing-related matters. Attend regular site meetings to discuss progress, challenges, and resolutions with stakeholders. Provide technical support and guidance to subcontractors and workers to ensure clarity in execution.
  • Safety and Compliance: Ensure finishing works comply with local building codes, industry standards, and safety regulations. Monitor the use of Personal Protective Equipment (PPE) and implement site-specific safety protocols. Identify and mitigate potential risks related to finishing activities, such as working at heights or handling hazardous materials.
  • Problem-Solving and Adjustments: Address on-site issues such as design discrepancies, material shortages, or unforeseen conditions. Propose practical and cost-effective solutions to achieve design goals without compromising quality. Coordinate design revisions or material substitutions with consultants and clients.
  • Reporting and Documentation: Maintain detailed records of site activities, material usage, and progress updates for finishing works. Prepare and submit daily, weekly, and monthly reports outlining accomplishments, challenges, and corrective actions. Develop as-built drawings, material specifications, and quality checklists for project handover.
  • Handover and Client Engagement: Conduct final walkthroughs with clients to ensure all finishing works meet expectations. Prepare and resolve snag lists prior to the handover process. Provide clients with maintenance guidelines, warranties, and material care instructions.

Qualifications
  • Education: Bachelor’s degree in Architecture, Civil Engineering, Interior Design, or a related field.
  • Experience: Minimum 5-7 years of experience managing finishing works on construction sites. Proven expertise in high-end commercial projects.
  • Certifications: Licensed Saudi Council of Engineer SCE (if applicable to the region). Safety certifications (*, OSHA, NEBOSH) are an advantage.
  • Technical Skills: Proficiency in design and project management tools such as AutoCAD, Revit, SketchUp, Procore, and MS Project. Strong knowledge of finishing materials, techniques, and application processes (*, tiling, painting, joinery). Familiarity with quality standards, building codes, and construction safety protocols.
  • Soft Skills: Excellent attention to detail and an eye for aesthetics. Strong leadership and organizational skills to manage contractors and schedules. Effective communication and problem-solving abilities for interacting with stakeholders. Ability to work under pressure and meet tight deadlines.

Work Environment:
Primarily based on construction sites, with exposure to dust, noise, and varying weather conditions. Regularly involves standing, walking, and climbing to supervise activities across different site areas. Requires the use of PPE such as helmets, safety boots, and gloves.
