About the Role

Italconsult SpA is expanding its team in Saudi Arabia and is seeking a Senior Contracts Manager to join the Project Management Consultancy (PMC) for the DG II Boulevard – Arena Quadrant project in Riyadh. This role is integral to delivering one of Saudi Arabia's key Vision 2030 giga-projects for Diriyah Company.

Project Context

The Diriyah Gate II project is a significant mixed-use development. The Arena Quadrant package, under a Managing Contractor delivery model with Early Contractor Involvement, encompasses hotels, commercial offices, residential units, an arena, parks, and other mixed-use facilities. The Senior Contracts Manager will be site-based in Riyadh.

Role Overview and Responsibilities

The Senior Contracts Manager will lead the contract administration function for the Arena Quadrant construction packages. This position serves as the principal contractual advisor, supporting the Engineer's role under FIDIC-based contracts. The role is critical for safeguarding the Employer's interests, ensuring contractual compliance, and managing all contractual matters from award through to the close-out of the Defects Notification Period. Collaboration with PMC Leadership, Design Consultants, Construction Supervision Consultants, and Managing Contractors is essential.

  • Support the PMC in fulfilling the "Engineer's" role under FIDIC Red, Yellow, and Green Book contracts, managing Lump Sum, District Lump Sum, and Remeasure contracts.
  • Administer construction contracts to ensure strict adherence to terms and conditions.
  • Manage the issuance and receipt of contractual notices, including Early Warning Notices and Contractor's Claims.
  • Prepare Engineer's Determinations for time, cost, and entitlement matters.
  • Lead the review and assessment of Contractor claims, conducting chronological analysis of events and records.
  • Administer the Variation Order lifecycle, including Site Work Instructions and formal Variation Orders.
  • Manage subcontractor consents, collateral warranties, and payments to nominated subcontractors.
  • Oversee contract suspension, termination, and Force Majeure processes.
  • Manage performance securities, advance payment guarantees, and insurance requirements.
  • Administer Taking-Over Certificates, Sectional Completion Certificates, and manage the Defects Notification Period.
  • Contribute to monthly Project Status Reports with commercial and contractual updates.

Minimum Qualifications

  • Bachelor's degree in Quantity Surveying or equivalent.
  • Professional Membership: MRICS or CIOB (Required).
  • Overall Experience: Minimum 15 years in contract management on large-scale construction projects.
  • Similar Project Experience: Minimum 8 years on giga-projects, mixed-use developments, or projects of equivalent complexity.
  • Regional Experience: Minimum 5 years in Saudi Arabia or other GCC countries.
  • Contract Expertise: Demonstrated experience administering FIDIC Red, Yellow, and Green Book contracts, including supporting the Engineer's role.
  • Language: Full professional fluency in English (spoken, read, and written).

Preferred Attributes

  • Experience with Managing Contractor / ECI delivery models and GMP arrangements.
  • Exposure to complex claims, delay analysis, and dispute resolution.
  • Familiarity with Aconex, Oracle Unifier, or similar PMIS/EDMS platforms.
  • Prior experience on KSA giga-projects.
  • Strong negotiation, drafting, and stakeholder management skills.
  • Chartered status (FRICS, FCIOB) is advantageous.

Work Arrangement

This is a full-time, site-based position located in Riyadh, Saudi Arabia.
