Consultant / Senior Consultant Real Estate Advisory Bilingual Arabic Speaker

About the Role

Protiviti Middle East Member Firm is seeking a Consultant / Senior Consultant Real Estate Advisory to join their team in Riyadh, Saudi Arabia. This full-time role involves monitoring and evaluating capital project (CP) investments, providing advisory services on feasibility and business cases, and supporting transactions and investment reviews within the real estate sector. The ideal candidate will be a bilingual Arabic speaker.

Key Responsibilities

The responsibilities of this role are divided into three main areas:

• CP Investment Monitoring and Evaluation:

  • Continuously or periodically monitor project performance against approved investment cases and value-realization targets.
  • Review development programs, cost plans, market, contracts, and commercial assumptions to identify key risks and their value implications.
  • Assess developers, joint venture (JV) partners, and funds for partner selection.

• CP Feasibility & Business Case Advisory:

  • Assess market and demand, development options, costs, revenues, and investment returns to determine overall project viability.
  • Independently validate clients' business cases, key assumptions, financial models, and projected returns.
  • Build and maintain market, cost, and deal benchmarking data, working with research and analyst providers where required.

• CP Transactions & Investment Review:

  • Build and review financial models and evaluate opportunities through cash flow, Net Present Value (NPV), Internal Rate of Return (IRR), sensitivity, scenario, and risk analysis to support investment decisions.
  • Assess the commercial, financial, technical, development, and investment risks of a property or development prior to acquisition.
  • Support acquisitions, disposals, and investments through valuation, financial analysis, deal structuring, and transaction execution support.

Candidate Profile and Experience

Candidates should possess 6–10 years of relevant experience, demonstrating strong deal advisory and techno-commercial knowledge, coupled with robust financial and investment analysis skills.

Preferred Experience

Preferred experience includes working with Big 4 / Tier-1 advisory firms, project management consultancies, investment funds, developers, banks, or institutional investors. Hands-on exposure to both development delivery and investment/transaction work is highly valued. Experience within the Kingdom of Saudi Arabia (KSA) or Gulf Cooperation Council (GCC) real estate market is also preferred.
