About the Commercial Director Role

Qiddiya is seeking an experienced Commercial Director to oversee commercial activities for the RES-158 project within its residential development portfolio. This full-time position, based in Riyadh, requires a strategic leader to ensure efficient, on-budget, and high-quality project delivery. The role involves managing contract negotiations, procurement, risk management, and financial performance, collaborating with various stakeholders to achieve successful project outcomes. A hands-on approach to managing commercial teams and fostering innovation is essential.

Key Responsibilities

  • Develop and implement commercial strategies for the RES-158 residential project.
  • Manage all commercial aspects, including procurement, contract administration, and commercial risk mitigation.
  • Lead negotiations with contractors, suppliers, and third parties to secure favorable terms.
  • Monitor project budgets, forecasts, and financial reporting to achieve cost efficiency targets.
  • Ensure adherence to contractual terms, company policies, and regulatory requirements.
  • Collaborate with project management and other departments to align commercial objectives with project goals.
  • Oversee and develop the commercial team, enhancing their capabilities and performance.
  • Provide timely and accurate reports on commercial performance and project status to senior management.

Required Qualifications

  • Bachelor's degree in Quantity Surveying, Construction Management, Business Administration, or a related field.
  • A minimum of 15 years of progressive experience in commercial management.
  • At least 5 years of experience within the Middle East/GCC region.
  • A minimum of 3 years of client-side experience.
  • At least 3 years of experience in residential development projects, working with developers, consultants, or contractors.

Essential Skills and Competencies

  • Strong skills in contract negotiation, procurement, and commercial risk management.
  • Excellent leadership and team management capabilities.
  • Effective communication, negotiation, and stakeholder management skills.

Preferred Professional Qualifications

Professional qualifications such as MRICS or an equivalent certification are preferred.
