About Satel and the Role
Satel is a Riyadh-based operator of residential communities, responsible for managing services, upholding standards, and overseeing daily operations that define community life. The company seeks individuals who demonstrate responsibility and measure their contributions by impact. This full-time Marketing Manager position, located in Riyadh, Saudi Arabia, involves leading Satel’s entire Marketing & Growth Division and reporting directly to the CEO.
Key Responsibilities
The Marketing Manager holds full ownership and accountability for brand authority, demand generation, and owner acquisition support across two units: Brand & Content and Campaigns. Specific responsibilities include:
- Overseeing the full performance of the Marketing & Growth Division, with direct accountability to the CEO.
- Approving all content prior to publication and all campaign briefs before any budget allocation.
- Managing the generation of a qualified tenant lead pipeline, combining paid and organic efforts.
- Delivering a qualified owner lead pipeline to the Business Development team.
- Ensuring the monthly production of community advertising videos and platform-adapted posts.
- Conducting weekly division reviews, ensuring one documented decision is made each week.
- Aligning weekly capacity with the Revenue Division before campaign execution.
- Allocating budget across platforms and making all budget decisions above defined variance thresholds.
- Submitting monthly performance reports to the CEO, prioritizing numerical data.
Expected Performance Outcomes
This role is measured against clear monthly targets and operational standards:
- Sustaining 100 qualified tenant leads per month.
- Achieving owner lead targets monthly (8–10 in the first quarter, scaling to 20 from Month 4).
- Approving and delivering 10 community videos on schedule each month.
- Approving and publishing 15 platform-adapted posts each month.
- Ensuring zero content is published without prior approval.
- Maintaining a record of all decisions, with zero unlogged entries.
Candidate Profile and Qualifications
The ideal candidate will possess 5-10 years of marketing experience, including at least 2 years in a leadership capacity. Required qualifications include:
- Full-Funnel Command: Demonstrated ownership of both brand building and performance marketing. Experience running paid campaigns across Meta, Google, Snapchat, and LinkedIn, alongside building organic brand presence. Ability to analyze and act on CPL, conversion, and engagement data daily.
- Leadership of Specialist Teams: Minimum of 5 years in marketing with at least 2 years leading a team of specialists (content, social, visual, and paid media). Proven ability to set standards, approve output efficiently, and correct deviations without fostering dependency.
- Residential or High-Consideration Sectors (Preferred): Experience marketing residential communities, hospitality, or comparable high-trust categories where credibility is established before transactions occur. Understanding of market dynamics where trust precedes demand capture.
Operational Discipline and Judgment
Candidates must demonstrate strong operational rigor and decisive judgment:
- Operating Discipline: Adherence to a weekly review rhythm, documentation of every decision, and logging all activities in CRM or structured sheets. A commitment to real-time logging, where unlogged actions are considered undone.
- Decisive Judgment: Ability to present clear recommendations rather than option lists. Proactively identifying and flagging risks, and correcting deviations promptly upon detection.
