About the Maintenance Supervisor Role

Satel is seeking a hands-on Maintenance Supervisor to oversee and execute maintenance operations across its residential properties and compounds in Riyadh. This is a full-time, on-the-ground role focused on ensuring the reliable functionality of all residential amenities. The ideal candidate will possess strong technical skills and a commitment to first-time execution with zero rework.

Role Responsibilities

The Maintenance Supervisor will be directly responsible for the execution of maintenance tasks, leading a small team, and ensuring the quality of all completed work. Key responsibilities include:

• Personally executing multi-skilled maintenance across plumbing, electrical systems, HVAC, intercom systems, paintwork, aluminum, woodwork, and water leakage.
• Leading and developing one to two maintenance technicians.
• Developing and holding property guards accountable for consumable maintenance tasks.
• Contributing to the unit's annual cost reduction target through in-house execution and preventive maintenance.
• Ensuring operational closure of all maintenance requests after personal quality verification.
• Providing daily and monthly reports on execution, cost savings, and team development.

Core Performance Outcomes

Success in this role will be measured by the following key performance indicators:

• Achieving ≥ 95% of maintenance requests completed within SLA on the first attempt.
• Responding to Resident Impact requests within 2 hours and closing them within 24 hours.
• Responding to Asset Risk requests within 4 hours and closing them within 48 hours.
• Executing 100% of scheduled preventive maintenance monthly.
• Ensuring zero rework on the same fixture.
• Documenting monthly cost savings that contribute to the unit's annual reduction target.

Required Technical and Leadership Skills

Candidates must demonstrate a strong technical foundation and a proactive approach to maintenance. Essential qualifications include:

• Technical Depth: Proven hands-on capability in plumbing, electrical systems, central and split air conditioning, intercom systems, paintwork, aluminum, woodwork, and water leakage. The ability to execute work personally is critical.
• Field-First Mindset: A preference for hands-on work and building credibility through personal execution, with leadership as a secondary focus.
• First-Time Execution Discipline: A track record of completing tasks correctly on the first attempt, identifying root causes, and ensuring verified quality.
• Cost Discipline: Experience in reducing operational costs through in-house execution, preventive maintenance, and efficient material selection without compromising quality.
• Leadership by Example: Ability to lead technicians through hands-on demonstration and hold property guards accountable.
• Documentation Discipline: Commitment to logging all jobs within 30 minutes of completion, documenting savings, and recording all preventive maintenance activities.
• Safety Awareness: Strict adherence to safety standards, with the immediate escalation of any identified safety risks.

Experience and Work Context
